• Original cast-iron columns exposed and celebrated — painted matte black or left raw.
• Steel-sash factory windows restored — multi-pane, dark steel mullions, never replaced with vinyl.
• Original wide-plank pine or fir floors restored, oil-finished — never engineered hardwood.
• Raw plaster or limewash on walls; original brick exposed where structurally present, but restraint is key — not all four walls.
