Wallace-Neff lineage — hand-troweled stucco, terracotta tile, wrought iron, Tuscan proportions.

• Hand-troweled smooth stucco in warm cream or pale ochre — NEVER stark white, NEVER beige-orange.
• Patinated terracotta barrel-tile roof — varied colors of clay, hand-laid, weathered.
• Deep recessed windows (minimum 6-inch reveal) with simple stone or stucco surround — NOT applied trim.
• Wrought-iron balconies in restrained black-iron — Spanish-Colonial proportion, not heavy ornament.

Minor structural

Add a porch, dormer, or modest expansion. Footprint mostly preserved.

A light remodel plus targeted structural additions: a covered porch, a roof dormer, a garage conversion, a small footprint extension (10-15%). Brings character without major permits.
