Wallace-Neff lineage — hand-troweled stucco, terracotta tile, wrought iron, Tuscan proportions.

• Hand-troweled smooth stucco in warm cream or pale ochre — NEVER stark white, NEVER beige-orange.
• Patinated terracotta barrel-tile roof — varied colors of clay, hand-laid, weathered.
• Deep recessed windows (minimum 6-inch reveal) with simple stone or stucco surround — NOT applied trim.
• Wrought-iron balconies in restrained black-iron — Spanish-Colonial proportion, not heavy ornament.

New paint, siding, roof, and finishes — the structure stays put.

Replace the exterior materials in the chosen style while keeping every structural element exactly. Best for solid bones with dated finishes. This is what most renovations call 'a refresh.'
